Terms & Conditions

These General Terms & Conditions, along with the Registration Form signed by you upon your arrival at Aurora Spetses, including its Special Terms and our Privacy Policy, constitute the entire agreement between our short-term rentals private company (hereinafter referred to as the “accommodation” or “us”) and our customers (hereinafter referred to as “Customer/s,” “Guest/s,” or “you”). These General Terms & Conditions are published on our official website. By signing the Registration Form upon arrival at Aurora Spetses, you automatically agree to and accept all provisions of the Agreement as valid and binding for you and your guests who will stay at our accommodation.

1. DEFINITIONS  

**Accommodation (or “us” or “we”)**: Refers to the short-term rentals private company and the establishment where you will receive accommodation services and other related facilities according to the Agreement.

**Customer**: The individual who orders services from Aurora Spetses and signs the Registration Form upon arrival at the Accommodation.

**Guests (or “you”)**: Refers to the Customer and any other individuals who will stay in the room or rooms booked by the Customer at our Accommodation.

**Agreement**: The agreement between Aurora and Guests for the provision of accommodation and all other related services and facilities during their stay at the Accommodation, excluding third-party services. The Agreement includes these General Terms and Conditions, the Registration Form with its Special Terms, and the Privacy Statement, as well as the Privacy Policy.

**Third Parties**: Independent companies and contractors authorized by Aurora Spetses to provide independent services, referred to as Third Party Services, to our Guests.

**Third Party Services**: Services provided by Third Parties, such as excursions, tours, vehicle rentals, taxi or transportation services, sports, skiing, and other water sports, insurance, and any other services billed directly by the Third Party or indirectly by the Accommodation, provided by an independent company or individual who is not an employee of the Accommodation.

**Booking Agents**: Tour operators, travel agents, and any third party that arranges bookings at Aurora Spetses, either directly or through an internet platform, telephone, or other means, allowing you to receive accommodation services from us.

**Booking Confirmation**: The acceptance by the Accommodation of the Customer’s booking request, which includes pricing, rates, arrival and departure dates, number of guests, number of rooms, and all other facilities provided to the Customer and the Guests accompanying them.

**Registration Form**: The document signed by the Customer at check-in and sent to the Customer’s email by electronic means.

**Privacy Statement**: An annex of the Registration Form, also sent to the Customer’s email by electronic means.

2. SERVICES  

Aurora Spetses provides services as outlined on our official website and these General Terms and Conditions, including accommodation services. During their stay, our Guests can enjoy a variety of facilities and services, either provided by us or by Third Parties, all of which are detailed on our website and in the Booking Confirmation. Unless explicitly stated on our official website, in the Agreement, or in the Booking Confirmation, no other services or facilities are offered by Aurora Spetses to Customers and Guests.

3. BOOKING  

3.1. Anyone can make a booking either directly with Aurora Spetses, through our website or any other procedure adopted by Aurora Spetses for this purpose, or through Booking Agents. If the Customer makes a booking through a Booking Agent, Aurora Spetses shall not be responsible or liable for services promised by such Booking Agent if those services are not included on the official website of Aurora Spetses or for terms and rates that the Booking Agent was not authorized to provide.

3.2. To make a booking at the rooms to let of Aurora Spetses, you must be over 18 years of age. If you are under this age, your parent or guardian can make a booking on your behalf, in which case your parent, guardian, or someone over the age of 18 must accompany you during your stay at Aurora Spetses. In any event, if a valid credit or debit card is used for booking, the cardholder must be present with you.

3.3. The Customer is responsible for providing personal data as requested during the booking process, which must be true and accurate as reflected in the Customer’s identification card, VAT number or passport. Additionally, the Customer is obliged to keep their contact details updated as necessary to utilize our services and execute this Agreement. Aurora Spetses will not be liable for any notifications related to this Agreement if the Customer’s contact details are false, misleading, or outdated, and the Customer cannot be reached. In such cases, the Customer agrees to waive their right to notifications.

3.4. It is not possible to book a specific room at Aurora Spetses, except in cases where explicitly stated in the Booking Confirmation. The Customer can book a specific type of room from a list of room types available on the official website of Aurora Spetses.

3.5. Aurora Spetses has a policy regarding the maximum number of rooms that can be booked by any Customer. In this context, Customers can only book up to five (5) rooms for a specific period. To book more rooms, you need to contact Aurora Spetses directly and make special arrangements.

3.6. Your booking request will be reviewed, and if approved, Aurora Spetses will send you a Booking Confirmation.  Aurora Spetses will not be obligated to provide accommodation services if you have not received a Booking Confirmation.

4. PAYMENT TERMS & CANCELLATION POLICY


4.1. You may pay for your stay in the rooms to let of Aurora Spetses using various methods, including cash, credit card, e-banking, money transfer, or any other method that may be accepted in the future. Our payment policy is as follows:

For Flexible Rates, a credit card guarantee is required to secure your reservation. Aurora Spetses reserves the right to pre-authorize credit cards prior to the Guest’s arrival. The credit card will only be charged if cancellation fees apply, based on Aurora Spetses’ cancellation policy.
Our payment policy is available on our website and will also be provided during the booking process related to your specific order submitted through our web tools and platforms or Booking Agents. A specific payment policy may be included in the Customer’s Booking Confirmation.

4.2. To offer you special deals or discounts, we may request that you pay in advance, either partially or in full, for your booking. In such cases, we may not provide you with a Booking Confirmation if you do not pay this amount within the specified timeframe.

4.3. If you pay with a credit card, Aurora Spetses has the right to request that you present your credit card upon arrival. If you refuse to show your credit card or if the name on the credit card does not match the Customer’s name, Aurora Spetses may immediately cancel the Booking Confirmation and deny accommodation services to you and your Guests. In this case, you may pay in cash, and Aurora Spetses will not cancel your Booking Confirmation. If the name on the credit card differs from the Customer’s but the credit card owner is present and willing to be the Customer, Aurora Spetses will provide accommodation services as long as the credit card owner signs the Registration Form.

4.4. To provide a Booking Confirmation, Aurora Spetses will typically require a deposit to be paid into our accommodation’s bank account or charged to your credit card on behalf of Aurora Spetses. If you are not present at Aurora Spetses on the arrival date specified in the Booking Confirmation and do not utilize our accommodation services or inform us accordingly, Aurora Spetses will retain the aforementioned deposits as reimbursement and may offer the reserved room or rooms to any third party.

4.5. Our cancellation policy is as follows:
For Flexible Rates, cancellation policies may vary depending on Aurora Spetses’ policy and the dates of your reservation.
Our cancellation policy is also available on our website and during the booking process related to your specific order either through our booking tools and platforms or through the platforms of Booking Agents. The specific cancellation policy for your approved products and services is included in the Customer’s Booking Confirmation. For bookings with Flexible Rates, if the aforementioned documents do not specify our cancellation policy, Aurora Spetses reserves the right to retain your deposit if you do not inform us of your wish to cancel your booking more than fourteen (14) days before your arrival date (check-in) as stated in your Booking Confirmation. However, if the booking with Flexible Rates includes special offers and discounts, Aurora Spetses reserves the right to keep the full amount of the deposit.

4.6. If you wish to change your booking or your arrival and departure dates (check-in & check-out), you must send your request to Aurora Spetses. Aurora Spetses is not obligated to accept such requests, and this will depend on availability, the dates you initially booked, and other factors. Additionally, this may incur extra charges, which will be communicated to you. If Aurora Spetses accepts your request and you agree to any additional charges that may apply, you will receive an updated Booking Confirmation. Only an updated Booking Confirmation will be considered valid approval for a change of booking or a change in arrival and departure dates on behalf of Aurora Spetses.

4.7. According to article 24 of Greek Law 5162/2024, the Customer is required to pay the Climate Crisis Resilience Tax, imposed by the Greek Government, which is payable by guests upon check-in and is based on the official rating of the accommodation, according to the following categories and the period of the Customer’s visit to Aurora Spetses:

April to October: 8€ per night

November to March: 2€ per night

5. YOUR STAY IN THE ACCOMMODATION OF AURORA SPETSES


5.1. Check-in and check-out times are provided on our website and the Booking Confirmation. If there is no relevant information in these documents, Customers and Guests may check in at or after 15:00 and must check out by 11:00.

5.2. Aurora Spetses is not required to offer accommodation to the Customer and Guests before 15:00 (early check-in). The Customer may negotiate different terms with Aurora Spetses, in which case an additional fee may apply. If the Customer agrees to this fee, Aurora Spetses will issue an updated Booking Confirmation. Any deviation from the specified check-in and check-out times will only be binding on Aurora Spetses a) if it is stated in the Booking Confirmation or b) if such a change is requested during the Guests’ stay, provided that the manager of Aurora Spetses has approved it and the Customer has paid the applicable additional fee.

5.3. If the Customer and their Guests do not vacate the booked room or rooms by 11:00 on the departure date (late check-out), Aurora Spetses reserves the right to impose an extra charge based on the actual departure time. If the room is vacated by the Customer and their Guests before 18:00 on the same day, the Customer will be required to pay an amount equal to 50% of the room rate for that day. If the room is vacated after 18:00 on the same day, the Customer will be required to pay an amount equal to 100% of the room rate for that day.

6. LOST ITEMS, VALUABLES & PROPERTY  

If you lose any items, valuables, or property during your stay at Aurora Spetses, you should promptly inform the manager. For the convenience of our Guests, we retain all lost items, valuables, or property found for a period of one (1) month from the date they were discovered by our staff. In the event that we find any items or valuables, we are not obligated to contact our Guests to inform them. If we do not receive notification from our Guests regarding specific lost items, valuables, or property within one (1) month of their departure (check-out date), Aurora Spetses will not be responsible for returning them, as it is our policy to dispose of any such lost items, valuables, and property found in our accommodation after one (1) month. Should any lost items, valuables, or property be returned to you, the postage or courier costs will be your responsibility.

7. STOLEN ITEMS, VALUABLES & PROPERTY  

Aurora Spetses is not responsible for any stolen valuables, items, or other property belonging to our Guests. It is your responsibility to safeguard your belongings and keep your valuables secure. We encourage our Guests to lock their rooms whenever they are not present. To assist you, we also provide a safe deposit box in every room at our Accommodation. In the event of stolen goods, property, or valuables, Guests should promptly inform us, so that the police can be notified as soon as possible.

8. DAMAGES TO ACCOMMODATION PROPERTY  

Our Guests are responsible for any damage caused to the room or any furniture and equipment within it, as well as to the accommodation, due to any act or omission by themselves or their invitees. In such cases, the Customer shall be jointly liable with their Guests and invitees. If any damage is discovered after the Guests have departed, Aurora Spetses reserves the right to charge the Customer’s credit or debit card for the cost of replacing any items that were damaged or removed by the Customer, their Guests, or invitees. The charge will reflect the full replacement cost of the missing or damaged item, furniture, or equipment.

9. ACCOMMODATION OBLIGATIONS  

9.1. Aurora Spetses is responsible for providing accommodation services to its Guests as outlined on its website and in the Booking Confirmation, diligently and professionally, demonstrating the appropriate level of responsibility expected from any quality accommodation worldwide. Aurora Spetses maintains a strict health and safety policy, as well as security measures, particularly concerning the food and beverages offered on the premises. Aurora Spetses complies with all mandatory health and safety regulations and legislation in Greece. Additionally, we adopt all appropriate standards and obtain certifications for health and safety to ensure that our Guests feel secure and comfortable at all times while enjoying high-quality services.

9.2. Aurora Spetses collaborates with external medical services, which are Third Parties. In the event of injury, illness, or any need for medical care or assistance, our Guests should promptly inform the manager to request help from our external partners. The accommodation is not responsible for the services or charges of external hospitals and medical professionals, which must be paid directly by our Guests and are not included in our charges.

10. GUESTS’ OBLIGATIONS  

10.1. Guests are expected to behave appropriately, maintain decency, and use good manners during their stay at Aurora Spetses. Guests must not engage in inappropriate behavior, create noise that disturbs others, or cause harm or insult to third parties, our employees, or other Guests. Aurora Spetses reserves the right to deny access to its facilities, rooms, or establishment to Guests who do not follow these rules, maintain appropriate hygiene standards, or who exhibit inappropriate behavior due to excessive alcohol consumption. In cases of injury, damage, or other issues caused by specific Guests, our accommodation may provide their details to the police for potential prosecution, and those Guests will be responsible for indemnifying and holding the accommodation harmless from any claims, actions, or damages arising from their conduct.

10.2. In certain locations of Aurora Spetses, children under the age of 18 are not permitted. You will be informed of this when making your booking. Children under 18 may only accompany you if they are included in your Booking Confirmation.

10.3. Pets or animals are not allowed in our Accommodation. In certain cases, we may permit service dogs or other exceptions to this policy, provided a relevant request is made to the Accommodation, approved by us, and included in the Booking Confirmation.

10.4. Smoking is strictly prohibited in the accommodation, including all rooms, shared areas, elevators, corridors, lounges and lobbies. When in outdoor spaces or on balconies, Guests are advised to refrain from smoking near others in a manner that could disturb their enjoyment of our facilities and services.

10.5. Aurora Spetses does not provide parking for Guests’ vehicles. If parking is available, it is agreed that the accommodation will not be responsible for the safety of Guests’ vehicles, and Guests should have appropriate insurance to cover any damages, destruction, or theft.

10.6. You may consume food and beverages from the mini bar in your room, and your room will be charged for each item consumed. 

10.7. Guests are permitted to bring their own food and beverages into the accommodation. If you experience illness, poisoning, salmonella, or any other disease due to food and beverages you brought into the accommodation, you are responsible for immediately informing us and holding us harmless from any claims by third parties for damages caused by such diseases being transmitted to other Guests or employees.

10.8. You are not allowed to sublet the room provided to you by Aurora Spetses or offer accommodation to any third party. Upon arrival, you must declare the exact number of Guests staying in the rooms you have booked. No additional Guests are allowed unless approved by the accommodation manager, in which case an additional charge may apply.

10.9. If a Guest has a physical or mental disability, the Customer must inform the Accommodation before the Booking Confirmation or at least five (5) business days prior to check-in. If the Accommodation is not informed of a physical disability, it will not be liable for the Guest’s inability to use our facilities or services, and the Customer will still be required to pay the full amount for their booking. For Guests with mental disabilities, it is required that they be accompanied by a qualified medical assistant or doctor who can provide necessary treatment; otherwise, the Accommodation may cancel the Booking Confirmation for such Guests without obligation to refund the deposit.

10.10. If the Accommodation provides Wi-Fi services, you must comply with the Wi-Fi appropriate usage policy provided electronically during activation. You may not use these services for unlawful or fraudulent activities, defamation, insults to third parties, infringement of intellectual property rights, or any other actions that could lead to denial of service. Additionally, Guests must respect privacy and comply with all applicable laws and regulations regarding personal data protection while using Wi-Fi services. The Accommodation may temporarily or permanently suspend Wi-Fi services for Guests who do not comply with legal obligations or the Accommodation’s Wi-Fi usage policy without further notice. In such cases, Guests should contact us, and Wi-Fi services may be restored with the prior approval of the Accommodation’s manager. The Accommodation may also temporarily suspend Wi-Fi services for maintenance, system support, or updates, and cannot be held liable for the unavailability of Wi-Fi services for any reason, as this is considered a valid reason for temporary unavailability.

10.11. If you have a complaint, you are encouraged to bring it to the attention of the Accommodation’s manager during your stay. Otherwise, the Accommodation may not be able to address your complaint if submitted after your departure. In any case, the Accommodation is not obligated to review or answer to any complaint that is submitted more than six (6) months after the Guest has checked out, in which case you waive your rights to submit such complaint to any completed by administrative authority or Court.

11. CANCELLATION BY THE ACCOMMODATION  

Aurora Spetses reserves the right to cancel any Booking Confirmation or any booking at any time without any cost or reimbursement owed to the Customer or their Guests. The Accommodation may cancel a booking in the following circumstances:

11.1. The Customer has provided false or misleading information regarding their personal identification data and contact details;

11.2. The Customer or their Guests violate any provision of this Agreement, all of which are considered material;

11.3. The Accommodation has reasonable grounds to believe that the use of accommodation services may jeopardize the operation of the Accommodation, the security, or the public image of the Accommodation, without being attributed to the territory and/or organization of the Accommodation.

In all of the aforementioned cases, the Accommodation has the right to retain the deposit paid by the Customer as reimbursement.

12. RELATION WITH BOOKING AGENTS  

Aurora Spetses collaborates with Booking Agents to promote its accommodation services and increase bookings. However, Aurora Spetses and the Accommodation operate as independent contractors and have no authority or control over these agents. While we enter into agreements with Booking Agents, we cannot be bound by any promises they make that exceed what is stated on our website or that significantly deviate from our capabilities and rates. Therefore, if these third parties promise products or services not listed on our official website or rates not included in our agreements, we cannot be held liable for any misrepresentations or false promises made by Booking Agents.

13. THIRD PARTY SERVICES  

Aurora Spetses allows Third Parties to provide services to our Guests, including activities, sports, skiing, water sports, excursions, tours, transportation, insurance, and other related services. These Third Party Services may incur additional charges from the Third Parties, either directly or, in some cases, through the Accommodation on behalf of those Third Parties or via our internet platforms, including our concierge internet platform. Aurora Spetses has no control over these independent Third Parties and cannot impose specific policies or obligations on them. However, we encourage them to maintain valid insurance policies and implement appropriate safety measures. Guests may choose to use these Third Party Services at their own discretion and responsibility. Aurora Spetses and the Accommodation shall not be held liable for any damage, injury, or accident that any Guest may experience while using such Third Party Services.

14. PRIVACY AND PERSONAL DATA  

We collect, use, share, store, and process your personal data for various reasons, including compliance with Greek Law and Police directives, to provide you with accommodation and other services, and to collect charges. With your consent, we may also collect, use, share, store, and process your personal data related to your preferences, choices, behavior, comments, and recommendations to offer you enhanced and personalized services, as well as to send you newsletters, marketing materials, promotional offers, and relevant messages, or to conduct satisfaction and customer surveys. All matters related to our data processing activities and your rights under applicable data protection legislation are detailed in our Privacy Policy and the Privacy Statement, which is attached as an Annex to the Registration Form.

15. LIMITATION OF LIABILITY  

15.1. Except as specifically and explicitly provided in the Agreement, Aurora Spetses and its associated entities do not make and expressly disclaim any representations or warranties, whether express or implied, statutory or otherwise, including, without limitation, warranties of merchantability, fitness for a particular purpose, or any warranties arising out of the course of performance.  

15.2. Aurora Spetses’ liability is set out and governed by the terms and conditions included in the Agreement. In any case, Aurora Spetses shall under no circumstances be liable towards the Customer and the Guests for indirect, consequential, special, incidental, or punitive damages, including loss of income or opportunity. Aurora Spetses’ liability under this Agreement shall be limited to the amounts actually paid by the Customer for accommodation services during their stay, when the relevant incident took place.  

15.3. In case of proven harm, injury, or damages incurred by any Guest due to Aurora Spetses or its employees’ proven fraudulent, intentional, or willful acts, or due to their gross negligence, Aurora Spetses may be found liable to reimburse the Guest thereof by competent courts. In such case, Aurora Spetses’ liability may not exceed the amount of five thousand Euros (€ 5,000) as full compensation for any and all damages and harm incurred by such Guest.  

15.4. In case of any complaint, damage, injury, or any other type of claim against Aurora Spetses, the Guest must inform Aurora Spetses accordingly as soon as possible and in no event later than one (1) year after the Guest’s departure from Aurora Spetses or the occurrence of such event that gave rise to the claim or complaint. After such period, it is acknowledged that Aurora Spetses will have no liability towards its Guest and be released from any such liability, and the Guest waives his or her right to make any claim or initiate any administrative or court proceeding against either Aurora Spetses or its associated entities in general.

16. FORCE MAJEURE  

16.1. A “Force Majeure Event” refers to circumstances such as war or terrorist activity (including cyber attacks), riots, civil unrest, nuclear accidents, or acts of God (including floods, storms, tempests, earthquakes, or lightning), strikes, actions taken by government authorities, fires, serious explosions, malicious damage, diseases, pandemics, or any other situation beyond the control of Aurora Spetses or its associated entities.  

16.2. If the performance of any accommodation or other service by Aurora Spetses is hindered or its obligations cannot be fulfilled due to any, or any combination, of the Force Majeure Events, Aurora Spetses shall have the sole and exclusive right to either cancel the Booking Confirmation and refund the deposit to the Customer or offer the Customer the option to change the date of their booking at a later time, subject to Aurora Spetses’ approval, or transfer the booking to another property within its associated entities, provided that the Customer is notified within a reasonable timeframe regarding the occurrence and nature of the Force Majeure Event.  

16.3. Additionally, Aurora Spetses may, at its sole and exclusive discretion, either cancel the Booking Confirmation and refund the deposit to the Customer or provide the opportunity for the Customer to change the date of their booking at a later time, subject to Aurora Spetses’ approval, or transfer the booking to another property within the associated entities of KALEVROS P.C. in the following circumstances:  

– The whole or a significant part of the Aurora Spetses establishment, where the booked rooms are located, requires urgent or mandatory maintenance; or  

– There is a failure to supply Aurora Spetses with gas, electricity, water, or electronic communications that is outside of its control; or  

– To prevent or limit a pandemic, the spread of any other disease, or any other health and safety threat.  

17. GENERAL PROVISIONS  

17.1. The Customer and the Guests may not assign or transfer any rights or obligations under this Agreement or the Booking Confirmation, in whole or in part, to any third party without the prior written consent of Aurora Spetses.  

17.2. No waiver by Aurora Spetses or the KALEVROS P.C.’s associated entities of any breach of any provision of this Agreement shall constitute a waiver of any other breach of that or any other provision of this Agreement. Except as otherwise specified in this Agreement, no failure to exercise, or delay in exercising, any rights, remedies, powers, or privileges arising from this Agreement by Aurora Spetses shall operate or be construed as a waiver thereof; nor shall any single or partial exercise of any right, remedy, power, or privilege hereunder by Aurora Spetses preclude any other or further exercise thereof or the exercise of any other right, remedy, power, or privilege of Aurora Spetses.  

17.3. In the event that any of the provisions of these General Terms & Conditions are deemed unenforceable, invalid, or illegal, the remaining provisions shall remain in full force and effect, and Aurora Spetses shall amend such unenforceable, invalid, or illegal provisions to ensure they become valid, legal, and enforceable.  

17.4. No amendment, modification, rescission, termination, or discharge of this Agreement shall be effective unless it is in writing and approved by Aurora Spetses. We may modify these General Terms & Conditions from time to time. If we do so, we will post the revised version here and update the “Last Updated Version” date (the date it applies from) at the end of this document. Therefore, we recommend that you regularly consult the published terms on our official website, particularly when making a reservation at Aurora Spetses.  

17.5. This Agreement shall be governed by, interpreted, and construed in accordance with the laws of Greece, without regard to any conflict of laws provisions or principles. Any dispute arising out of or in connection with this Agreement, its interpretation, execution, or validity, shall be submitted to the sole and exclusive jurisdiction of the competent courts of Thessaloniki, Greece.
